SUMMARY BENEFITS

£500 MILLION OF PRIVATE INWARD INVESTMENT
Our town centres are facing their biggest challenge in a generation. The Walnuts proposal represents circa £500 million of private inward investment into Orpington. This is equal to 10% of the Government’s £5 billion High Street Recovery Fund for the whole UK.

DELIVERING THOUSANDS OF NEW JOBS
The development will bring 290-340 new jobs to Orpington, which is a total of 520-535 jobs once operational. This is expected to increase to 650 jobs once multiplier effects and residential expenditure take effect. In addition, a further 2,500-2,800 construction jobs will be generated, an average of 515 construction jobs per annum over the 5.5-year construction phase.

ENHANCING PUBLIC FACILITIES FOR THE EXISTING COMMUNITY
Enhancing public facilities for the existing community is a major benefit. The Saxon Day Care Centre, currently serving local people, will be purpose-built, 100% accessible, located at the heart of the development.
The development will also generate a substantial contribution to local infrastructure through CIL.

CREATING A SUSTAINABLE MODEL FOR RETAILERS
Our proposals will create a variety of retail units incorporating local and independent businesses and retailers, alongside some well-known national brands.
We are committed to providing flexible, short-term leases to local and independent businesses with rent linked to turnover to ensure an affordable and sustainable town centre.

£10.5-£13m ADDITIONAL LOCAL SPEND PER ANNUM
Once complete, it is calculated these new residents will spend between £10.5-£13m per annum, supporting existing town centre shops and businesses.
This will have a major impact on Orpington’s night-time economy and support Orpington’s ‘Major Town Centre’ status.

A NEW ENERGY EFFICIENT, INCOME GENERATING LEISURE CENTRE WELCOMED BY THE PUBLIC
The Walnuts Leisure Centre is outdated, inefficient and shortly in need of a multi-million-pound refurbishment.
A new, state-of-the-art leisure centre is ‘very important’ or ‘important’ according to 75% of local people surveyed. Redevelopment of the Leisure Centre is the only way to deliver a comprehensive scheme with meaningful connections with the town centre.

PROTECTING BROMLEY’S GREENBELT
Developing in the town centre protects Bromley’s Greenbelt; 88% of people we surveyed said protection of the greenbelt is ‘very important’ or ‘important’.

SIGNIFICANT CONTRIBUTION TOWARDS BROMLEY’S HOUSING TARGETS
Building circa 990 new homes represents a significant contribution towards Bromley’s housing targets.
These homes will create a mixed community with price points attractive to first time buyers and senior living accommodation with care enabling family housing to be freed up in the borough.

GREEN AND ENVIRONMENTALLY SUSTAINABLE
The development will be Orpington’s most sustainable, helping meet the Council’s target of net zero carbon emissions by 2029. It includes car club spaces, electric vehicle charging points, 1,800 cycle spaces, significant public realm and landscaping improvements which 83% of the community we engaged with said is ‘very important’ or ‘important’.
